Our team is a committed group of Idaho natives who have a passion for maintaining Idaho’s charm through single-family home ownership. Our CEO and CFO is Joe Swenson who has been a fixture of the Treasure Valley’s residential and commercial development world for the past 30 years. His time with organizations such as Neighbor Works Boise furthered his desire to provide homes that the typical “Idahoan“ can afford. His partner, son and builder, Matt Swenson shares in this passion and together, with Cynthia Swenson (Joe’s wife and resident designer) and architect Robin Gates, provide a creative and innovative design focus to the company. With Joyce Little acting as our real estate representative and Jenna Nash as our development consultant, our team is uniquely situated to work closely with civic leaders to provide new and innovative products to the Boise and surrounding markets. All team members - being native to Boise - see the need for growth. But, through innovative development, design, construction, and financing, IHS hopes to maintain Idaho’s sense of community and remember why people move to Idaho.

(MANAGING PARTNER)
An Idaho native with nationwide real estate experience, Joe has held progressive roles over four decades ranging from closely-held to Fortune-100 real estate companies. As a CPA with CEO, CFO, COO and VP Development experience, he is an expert in all aspects of company operations in residential construction and land development producing thousands of homesites and homes, including the management of design, entitlements, marketing, project analysis and hands-on financing, strategic planning, back-office systems, all operations and project management. Joe’s education includes a BBA (Accounting) from Boise State University and Executive Certification in Community Development from the Harvard Kennedy School of Government, plus myriad symposia and industry specific conventions.
More recently, Joe developed a passion for workforce and affordable infill housing, developing a number of 1-3 acre “pocket neighborhoods” containing small footprint cottages in close-in Boise locations.

PARTNER • VP OF CONSTRUCTION
An Idaho native, Matt has been a part of the building community for the past two decades, from working as a subcontractor himself in the framing industry, to major remodel project design and development, Matt has provided a personal building experience for all of his clients. As a general contractor he has managed subcontractors, established relationships and accounts with vendors and craftsmen throughout the valley over the past 15 years. He has strong interpersonal skills and works well with clients in bringing about the best possible outcomes for each in their homebuilding and home-renovation endeavors. He will be working closely with our design team at IHSLLC to provide a unified and beautiful product for IHS. He shares the desire of his partners to build stronger Idaho communities by providing more optimal housing alternatives to both existing and future homeowners across a broad spectrum. Matt has very strong presentation skills and communicates well with others across any level of sophistication.
